Berlin plans smart residential area and research park at former Tegel airport

The former Berlin-Tegel airport should be redeveloped. The master plan includes the Schumacher Quartier, a new residential area with 200 hectares of landscaped area, and a research and industrial park for urban technologies, Berlin TXL – the Urban Tech Republic. In addition to creating space for industry, business and science, the innovation park aims to research and test urban technologies. The park will focus on major themes of city development: efficient use of energy, sustainable construction, environmentally friendly mobility, recycling, networked control of systems, clean water and l application of new materials.

The Urban Tech Republic will house approximately 1,000 small and large companies focused on research, development and production. The estimated number of employees reaches 20,000. The plan includes designated areas for all phases of the company’s development: start-up entrances, technology centers and commercial and industrial sites. Accommodation will also be provided for 2,500 students, who will move into the old terminal.

The Schumacher district will develop more than 5,000 housing units and their necessary local amenities: nurseries, schools and shops. The development is also used to test forward-thinking solutions to provide climate-neutral energy and offer new models of mobility. The technologies will be studied and developed next door – in the Urban Tech Republic. 4,000 additional housing units are planned in the neighboring districts of Cité Pasteur and TXL Nord.

The Urban Tech Republic becomes a compact district and a district of short distances with an unobstructed roadway for public transport and transport hubs with options for bike and car sharing as well as e-mobility. In addition, the innovation park will be connected to the higher network for cycling and public transport.

The State of Berlin commissioned Tegel Projekt GmbH, a public company, with the development and management of Berlin TXL – the Urban Republic of Technology, and the Schumacher Quartier. The completion of the first phase of construction in the Urban Tech Republic and the Schumacher district is scheduled for 2027, as is also the case with the completion of a large part of the building renovations.
