Resident proposes 4-house subdivision in rural residential district of North Royalton

NORTH ROYALTON, Ohio – A resident of North Royalton has proposed to build a four the west side of Ridge Road just north of Boston Road.

Shawn Inks would build the homes on a vacant 14.6-acre lot that is narrow in the front and wide in the back. A private driveway off Ridge would lead to the sublots at the rear of the site and end in a cul-de-sac.

On September 8, the North Royalton Planning Commission gave preliminary approval to the subdivision, but requested additional information from the developer regarding environmental impact and stormwater management. The inks were due to return with this data in December.

Only detached single-family homes are permitted in rural residential neighborhoods, although conditional uses – which require special city approval – may include horse farms, guesthouses, plant breeding sites, centers sports and private recreation and government buildings.

However, the city code states that rural residential zoning requirements do not apply to minor subdivisions of five or fewer sub-lots.
